The purpose of a home inspection is to observe, evaluate, and report upon conditions in a home. Clearly, it does not take a home inspector to know that this is a problem area. This
home owner should have taken steps to repair this bathtub area prior to sale. There are alternatives to replacing the tiling with new tiling, such as the installation of a fiberglass tub surround. The bathtub
could be reglazed to give it a new appearance. During the course of our home inspection, we provide our clients with alternatives so that they can determine a financially suitable alternative.
As it exists, not only is the tiling in this bathtub caved, loose and dilapidated, but the wall board beneath is softened and dilapidated. The bathtub
walls need to be gutted out and it is possible that there is damage to the wall studs and possibly the supporting floor joists beneath. In addition, the bathtub surface is severely worn. In order to repair this
condition, the wall tiling and wall board need to be gutted out and the structure needs to be repaired if needed prior to commencing with the renovation. A mold expert is also recommended to assess mold issues.
